Planning permission to demolish the former Beacon Vaults pub in Exmouth and replace it with two houses has been submitted to East Devon District Council.  

The new owners are looking to build two, four-storey five-bed residential Georgian townhouses in keeping with the look of the former pub.  

The planning documents say: ‘The proposal includes the demolition of all of the existing buildings on site, and the construction of a pair of identical 4-storey townhouses.’ 

The existing building is reportedly "in very poor condition" and is "beyond financially viable repair.”

According to the planning documents, The Beacon Vaults itself is not a listed property, and the current building was "developed in around 1930 with a mock-Tudor façade and significant non-traditional alterations."

The new houses would also have off-street parking to the rear of the property. Owners Andy and Lynne left in 2017, and the pub has not reopened since. There was hope a new owner could refurbish and restore the building back to a public house.

In April this year, The Beacon Vaults, in Beacon Hill, went up for sale with a price of £295,000 plus VAT, which included a ground floor gross internal area of 2,500 square feet, five-bedroom accommodation with car parking for three vehicles at the rear. 

James A Baker’s listed the building which includes a main bar servery with an ‘L’ shaped trade area on the ground floor. There are also customer toilets, a kitchen, a beer store, staff toilets and a dry store. 

Private accommodation is located on the first floor and the second floor comprises attic space. 

The plans will be discussed by Exmouth Town Council’s planning committee before East Devon District Council makes the final decision.
